PARTY ROOM TERMS & CONDITIONS – PROPERTY NAME MINIMUM CLEANING/DAMAGE PAYMENT: A credit card authorization is required to rent the party room. Failure to comply with any of the following terms and conditions could result in your credit card being charged a minimum payment of $300. ADDITIONAL DAMAGE CHARGEBACK: The Owner also understands and agrees that a an additional damage chargeback will be processed to the Owner for damages to, or unusual cleaning costs for, the rented Party Room and facilities, or any other part of the common elements of the Corporation and for such other special or unusual costs incurred to the building resulting from the use of the Party Room by the Owner/Tenant or guests. The premises shall be inspected by a representative of Arctic Building Services before and after use. The assessment as to the additional chargeback amount, if any, shall be firm and binding on the Owner/Tenant. KITCHEN SUPPLIES: Resident will need to provide their own kitchen supplies; these are not supplied by the building. In booking the Party Room it is understood that the Party Room with kitchen shall be used only by Owner/Tenant and guests of the Owner/Tenant, who will comply with all terms and conditions in regard thereto: 1) Reservations are accepted on a first-come/first-serve basis, and are not guaranteed to be accepted, particularly on short notice. 2) The Party Room shall not be used for offensive or questionable performances or for commercial or related functions or activities. 3) Only one reservation is permitted per room for a given day. 4) Requests for recurring reservations will only be considered if it is deemed not to pose an inconvenience to other Residents and may be limited at the discretion of the Board. Deposits per paragraph (a) are required for each active reservation. 5) Events in the Party Room shall start no earlier than 11:00AM on the day of the event and are to terminate no later than 1:00AM, and the Party Room must be cleaned and vacated by 1:30AM. 6) The host is responsible for ensuring that any and all necessary permits are obtained. 7) No decoration shall be applied in any manner that may damage the facilities. All decorations and traces of decorations shall be removed by the end of the reservation. 8) Signs are not to be posted in the hallways, lobby, windows, or vestibule, and doors shall not be propped open. 9) The host shall not permit noisy, rowdy, or raucous behaviour in or adjacent to the Party Room nor any behaviour or noise which disturbs the comfort and quiet enjoyment of other Owners/Tenants. Excessive noise and complaints from other residents may result in the reservations being immediately revoked and the visitors asked to leave the property. 10) Visitors are not permitted to use other areas of the building or to loiter outside of the building, nor to park anywhere other than in Visitor parking, with required parking pass clearly displayed. Violators may be ticketed and/or towed at their own expense. 11) The host using the Party Room shall comply with all terms and conditions and all such provisions Rules and Declaration of the Corporation. 12) The maximum capacity of the Party Room is (52) persons or (41) persons with chairs and tables. 13) The Facilities and/or equipment therein shall be used only for the purposes for which they are designed and intended, and the users thereof use same at their own risk. 14) Owners/Tenants are required to clean up the Party Room and kitchen after use and return any tables or chairs that have been used to their usual location. 15) Children are not allowed to use the lobbies, corridors, elevators, stairways, or underground garage as play areas. 16) Children are to be supervised in all common areas and the Party Room. 17) The Corporation shall not be responsible for the loss, damage or theft of any items left by anyone in or about the common elements and shall not be responsible for any injury which may be suffered by anyone using any of the Facilities. 18) ALL common areas are NO SMOKING areas. 19) All exterior doors must remain closed and locked at all times to maintain building security. 20) The Owner/Tenant and guest(s) are advised that the premises may only be used at their own risk and "PROPERTY NAME", its Board of Directors, Manager, agents and employees are hereby indemnified and saved harmless by the Owner/Tenant from any claims, causes of action, damages, loss of property, costs or expenses whatsoever arising from any injury or property damage sustained by any user whether in compliance with the agreement or otherwise.
